Welaunee Planned Urban Development Concept Electric Utility

Background

In 2006, the City, through the Electric Utility, purchased 428 acres of land from Powerhouse. This land is commonly referred to being located in the "Toe" of the Welaunee property. The balance of the land in the Toe is owned by CNL Real Estate & Development and Powerhouse. The land was purchased to facilitate the installation of a new 115 kv electric transmission line to serve the growing needs of the community. At the time the land was purchased, the intent was to complete the transmission line installation and then, at a future date, sell the land for development, allowing the City and its Electric Utility to recover the initial purchase costs.

Welaunee General PUD small imageThis property is all contained in the Welaunee Critical Area Plan (CAP) component of the Tallahassee/Leon County Comprehensive Plan. As such, one of the City's obligations calls for the development of a stormwater facilities master plan (SFMP), in conjunction with the portion of the Toe owned by CNL. In order for the City to develop a valid SFMP, a development concept plan needed to be developed.

The City has embarked on the creation of a development concept plan and SFMP. It is the City's intent to seek approval of a Planned Unit Development (PUD) that will outline the future development for this parcel. In developing this PUD, the City is committed to:
