Land Use Compliance Certificate
The City of Tallahassee Land Development Code is performance oriented, which requires compliance with several variables including, but not limited to, the locational requirements and the schedules of allowable uses and permit levels outlined in Chapter 10, Zoning. A "Land Use Compliance Certificate" is used to determine whether a proposed use is permitted by the regulations and which site plan and/or subdivision review type is required for project approval. Written land use compliance determinations for specific parcels are available by completing the online "Land Use Compliance Certificate Application". If you do not know the Tax Parcel I.D. Number, you may contact the Leon County Property Appraiser's Office.
Land Use Compliance Certificates are required to be applied for via City Projects Online Permitting. The review process takes approximately 7 to 10 working days and cost $122.00.
Once the online application is completed you will be sent an invitation from our City Projects ProjectDox site. If this is your first time using the site the invitation email will contain a temporary password for logging in. Before logging the first time in please follow the short steps on our Getting Started Guide to insure that your computer is ready to use our site. Once logged in to this site you will be able to upload any supporting documentation, communicate with our staff and finally retrieve your Certificate when the review is complete. The review will remain on the City Projects ProjectDox Site for a period of 2 weeks after a certificate has been issued and should be printed or downloaded for your records prior to the end of this period. If a copy is needed after this period, please submit a records request online and the certificate will be emailed to you.
